About the Company
Our client is a growing property management and maintenance services organization that supports condominium and homeowners’ associations throughout the region. They are in need of a Maintenance Supervisor that will be based out of their facility located in Wyandotte, MI. It is a direct position with the company.
Position Overview
The Maintenance Supervisor is a working leadership role responsible for overseeing maintenance operations across multiple condominium and homeowners’ association communities. This position combines hands-on maintenance work with leadership responsibilities including scheduling, mentoring technicians, and ensuring work orders are completed safely, efficiently, and to a high standard.
The ideal candidate is an experienced maintenance professional who enjoys coaching others, solving problems, and maintaining strong relationships with property managers, boards, and residents.
Key Responsibilities
- Perform maintenance work orders within condominium and homeowners’ association communities
- Train, mentor, and provide technical guidance to maintenance technicians
- Schedule and assign work orders to appropriate team members
- Track work order progress and ensure timely completion and client satisfaction
- Generate and review invoices for completed work orders and submit to accounting within required timelines
- Order materials and supplies for upcoming maintenance projects
- Supervise maintenance staff including scheduling, communication, and performance oversight
- Manage and schedule work orders through maintenance management software
- Review employee timesheets and reconcile time spent with expected project completion timelines
- Address performance issues and provide coaching or feedback as needed
- Respond to emergency service calls and communicate with property managers when required
- Prepare maintenance quotes by evaluating job requirements and inspecting project locations
- Collaborate with community association managers and board members on maintenance projects and property improvements
Position Requirements
- Ability to climb ladders up to 15 feet
- Ability to lift and carry up to 80 pounds
- Ability to stand, walk, and bend for extended periods during shifts
- Valid driver’s license and current DOT card
- Willingness to participate in rotating on-call schedules including evenings, weekends, and holidays
- Must own a personal set of basic maintenance tools
Technical Skills
Strong knowledge and hands-on experience with:
- Plumbing repairs
- Electrical wiring and troubleshooting
- Carpentry and general building maintenance
- Drywall installation and repair
- Exterior repairs including roofing, siding, and gutters
Leadership & Professional Skills
- Strong team leadership and mentoring ability
- Excellent organizational and scheduling skills
- Strong communication and interpersonal skills
- Ability to problem solve and make sound decisions in the field
- Experience coordinating multiple projects and priorities
Preferred Experience
- 5+ years of experience in maintenance, facilities, or property maintenance
- Previous supervisory or leadership experience
- Experience working with condominium associations, property management companies, or residential communities is a plus
